After deciding you would like to proceed with a property we are marketing, our team will send over an application form for you to fill out. All relevant applicant details will be sent to the landlord. Upon acceptance, we ask for a holding deposit (typically equivalent to one week’s rent), to secure the property for you and to start the necessary reference checks. We use Vouch for our tenant references. Follow the below link to Vouch’s website to find more information about their tenant referencing criteria.
Once successful references have been received, we will issue an Assured Shorthold Tenancy Agreement for all over 18’s to sign. Upon receipt of a fully signed agreement, tenants will be invoiced for their security deposit (typically equivalent to 5 week’s rent), which will be held with the DPS (a government assured custodial scheme). The first month’s rent will be invoiced in advance of the tenancy start date and will need to be paid in cleared funds before keys can be released.
We will arrange to meet tenants on the day of move in, where we will need to conduct a UK Right to Rent Check before handing over the keys to a tenant’s new home.
