Appoint the right agent

When considering the sale of your most valuable asset it is of paramount importance to consult a credible, renowned and professional firm who are not only experts in your market but who also truly care. Do not underestimate the positive influence a good, professional estate agent brings to bear – from the quality of the initial advice to the literacy of their marketing material, conduct during negotiations and the progression of a sale once agreed, a good agent will work tirelessly on their client’s behalf.

Don’t be guided by fees alone

Choose an agent who is incentivised to achieve the highest price, not one who charges an upfront fee merely to advertise your property online – those agents have no reason to achieve the best price or to even see your property sold. Rarely will the lowest fee be anything other than a false economy. Equally, those agents charging the highest fees, by virtue of their ‘countrywide coverage’ or ‘international connections’, try to cover too many stools and frequently end up falling between all of them. Set the right asking price

Price is, of course, a determining factor when appointing an agent, but one must recognise the downsides of appointing the agent who simply recommends the highest asking price without justification. A property which lingers on the market for too long due to its inflated price typically increases the likelihood of lower levels of interest. Additionally, property that commands too high an asking price often puts off prospective purchasers from even enquiring, who perhaps might have been the perfect buyers.
